Terms and Conditions

1.    The asking price is for the monthly rent only.  The following are excluded from the asking price: water & electricity, levies, housekeeping, DSTV (satellite TV), telephone lines and internet subscriptions.
2.    Current rates only apply for 2009.  Rates for June and July 2010, (period when the soccer world cup is being hosted in South Africa) will differ from normal rates.
3.    A deposit, equal to the first month’s rent is payable on signing of lease agreement.
4.    A contract fee of R750 applies for all successful applications for 3 months or longer, for less than 3 months, R1000 contract fee.
5.    Weekly cleaning of all properties by a Feel-at-Home accredited Cleaning Company is compulsory at the tenant’s expense.
6.    Monthly rates as advertised only apply for a lease period of at least one full calendar month.  For all rentals that is shorter than a calendar month, a daily rate will apply.
7.    A contract extension fee of R450 is payable should the tenant want to extend the existing lease agreement.
8.    Applicants must consent to an ITC- and tenant profile check.
9.    Rent is payable in advance.
10.    A property will only be reserved once the deposit has been paid (and the money is available in our Absa business account) and the lease contract is signed.
11.    Cancellation of confirmed reservations are subject to the following rule, prior to the date of arrival:
·    Less than 21 days: tenant forfeit the full deposit
·    More than 21 days: tenant forfeit 50% of deposit
12.    Occupation of the property will only be granted:
·    Once the deposit has been paid;
·    the lease agreement has been signed;
·    the rent has been paid;
·    Funds are available in our Absa business account.
13.    The tenant is responsible for all bank charges that may occur (for cash deposits, it can be up to 1% of the amount that is being deposited).
14.    Check in time on day of arrival is after 3 pm and check out time on day of departure is on or before 9 am.
15.    The following post departure cleaning fee’s are applicable (will be deducted from deposit): bachelor and one bedroom units: R400, two bedroom units: R600 and three bedroom units: R800 and four bedroom units: R1,000.
16.    All properties are “non smoking” and the following smoking penalty will apply if the tenant smoke or burn incense in one of our properties:  one bedroom property: R1,500, for a two bedroom property: R2,500, for a three bedroom property: R3,500 and a four bedroom property: R4,500. The “smoking penalty” is deductable from the deposit paid and will be used to clean carpets, linen and curtains.
17.    All properties are reserved on a “first come, first served” basis.
18.    Please note that our office hours are 08:00 to 16:00 Monday to Friday (excluding public holidays).
